Electricity has a funny way of teaching you. Few weeks ago, it taught me that just because an outlet receptacle and a switch are next to each other does NOT mean they are on the same breaker

There’s only so much an inspector can do though, things like electrical and plumbing can only be tested to a point. It’s not like he can see through walls. I don’t know the specifics of how easy this was to access so maybe he should have caught it, but usually plumbing and electrical are pretty hard to ensure are 100% to code during inspections

Regarding the inspection: if the wire was readily in view and looked the way that it did in the first pic, I totally agree that the inspectors need to be held accountable.
But. If not, then I don’t know if you reall have a case. I’ve purchased a lot of properties, and inspectors never open any of the light switches to see how they’re wired nor do they inspect hidden or obscured wiring.
It's weird that it chafed hard enough to eat through the insulation. Probably home handy-man install.

the giveaway on that should have been that the wire was just hanging there and not stapled up. I looked at a house that had a messed up fridge and the guy wouldn;t move the fridge to see if there was any water damage even though there was obviously some bad shit going on. they are a joke, especially for anyone who has the slightest clue of whats in a house

Yea, if that’s how it looks as soon as you open the closet he should have noticed that. I wasn’t sure if that’s what he found after tearing out some drywall or if that was just in the closet or what not. I was happy with the inspector for our house, there hasn’t been a single issue so far that we didn’t know about ahead of time. (knock on wood)

I don’t even bother turning the breaker off first, just hit it with a screwdriver and you’ll be sure you’ve got the right one.

I just read your other responses on the ungrounded dimmer switches.
Guess who just replaced 2 switches in his house and found out 3 ungrounded ones? (one was a double switch to control the ceiling fan).
Also fun, the jack-holes labeled the breaker box wrong.

200k for an early 70's house in Michigan is a good chunk of change.

I was installing a dimmer switch and used a screwdriver to pry against the receptacle to move the switch, That made quite the arc

You’re insulated by the handle, and your “learning experience” kind of validated my lazy method. Greatly reduces those types of instances. 120's NBD, I don’t mess around with 220+ though.

I never had to take an EE class, so that’s probably why it doesn’t bother me. I actively avoided anything to do with electricity, but they still got me with one of the physics courses. Luckily I was able to block that part out, so I can still be oblivious unless I want to do anything not run-of-the-mill. Then I have to look stuff up and think again.
Enough times of dealing with unlabeled circuit brakers and circuits on unexpected switches, I kind of stopped even trying to figure it out before hand if I don’t already know which one it is.

Automotive wiring, i’m fine with. It’s home wiring I fail at. For me it’s because I’m very mechanical, I have to see it moving or be able to see the path of movement. Can’t do that with electricity, at least not for me.

I agree, electricity is like black magic. Which is why me method to finding breakers would make an actual electrician cringe but doesn’t bother me. I have a basic understanding and know there are rules to how the electrons move, but not enough that I can do much without looking it up. House wiring is pretty standard though, you’ve only got like 2 gauges and need to know if you’re running a 2-wire or 3-wire. Hard to use the wrong stuff, so mostly the only place to mess up is in the connections, and those are mechanical in nature and don’t need to be an EE to figure out. Automotive wiring on the other hand, that’s something I don’t really ever do. It’s a lot easier to use the wrong gauge, size fuse, etc. if you don’t know what you’re doing there in my opinion.

That is terrifying. I would go after the home inspector, maybe even the previous owner or builder. There no way that is up to code. Is all that wiring loose, not in a conduit?
